ECOPact® low-carbon concrete supports two Keylin residential projects across Queensland


Early engagement between Holcim, Keylin and joint venture partner Kinstone Group enabled a transition to ECOPact® low-carbon concrete across Oria Spring Hill in central Brisbane and Lakeside Serenity 4212 on the Gold Coast.

Two residential projects, one shared ambition

Oria Spring Hill and Lakeside Serenity 4212 are flagship Queensland developments by Keylin, with Lakeside Serenity 4212 delivered in joint venture with Kinstone Group. While different in scale and setting, each project shares an ambition to lift the standard of residential delivery — architecturally, environmentally and in the long-term value they create for residents.

Holcim Australia is supplying both projects with ECOPact®, a lower-carbon ready-mix concrete, with both developments currently under construction and estimated for completion in 2027. ECOPact gave Keylin and Kinstone Group a path to reduce embodied carbon across both projects while maintaining the strength, durability and finish quality expected of high-end residential construction.

Oria Spring Hill

A civic-scale residential address in inner Brisbane

Located at 447 Gregory Terrace, Oria Spring Hill is a premium Art Deco-inspired multi-level residential development delivering 143 residences in one of Brisbane’s most historic and connected suburbs. The site sits close to major hospitals, leading schools, public transport and the 65-hectare Victoria Park, with Keylin’s brief calling for a building that combines heritage character with modern living.

Initial concrete supply began on a standard mix. An early-stage stakeholder meeting between Holcim, builder CoStruct, and Keylin's development team opened a conversation about the project's sustainability ambitions and how the concrete specification could better reflect them. From that point in the supply process, the project transitioned to ECOPact, which has gone on to account for more than 80% of the concrete supplied to the development.

Lakeside Serenity 4212

Continuing the approach on the Gold Coast

Following Oria, Keylin and joint venture partner Kinstone Group extended the same approach to Lakeside Serenity 4212, a residential development within the Serenity 4212 masterplan in Helensvale. Set alongside the private Lake Serenity and the waterways of the Coombabah Environmental Reserve, the development comprises 85 apartments and 4 villas.

With ECOPact already proven at Oria, the product was specified for Lakeside Serenity 4212 from the start of supply. The standard mix was reserved only for pours where it was the more appropriate technical solution, with ECOPact accounting for almost all of the concrete delivered.

Early conversations, better outcomes

The pattern across both projects is consistent. Where supplier, builder and developer are aligned early, lower-carbon outcomes become a planning decision rather than a retrofit, and the specification follows the intent of the build, not the other way around.

The shift on Oria came out of a single conversation between Holcim, CoStruct and Keylin. 

Once everyone could see what ECOPact offered on performance, the question stopped being “why would we?” and became “why wouldn’t we?” — and that’s the conversation we want to be having on every project.

Concrete that matches the brief

ECOPact is designed for general structural applications, with a minimum 30% reduction in embodied carbon compared to ordinary Portland cement concrete, supported by Environmental Product Declarations (EPDs) registered with EPD Australasia. Across the Keylin projects, it has been specified for footings, slabs, columns and walls without changes to the build program.

Oria Spring Hill and Lakeside Serenity 4212 reflect what is possible when project teams treat lower-carbon concrete as a default option rather than an exception.
